Home & Property Inspections

A US-certified property inspection before you buy or sell is the most important step you can take to protect your investment in Costa Rica. We bring American inspection standards and certified methodology to Guanacaste.

Why Property Inspections Are Critical in Costa Rica

What a Title Search Cannot Tell You

In Costa Rica, a clean title tells you who owns a property. It does not tell you whether the structure is safe, whether it was built with permits, whether the electrical system is functional, or whether there are drainage problems that flood the garage every rainy season.

Property inspection in Costa Rica is particularly important because: unpermitted construction is extremely common (many extensions, pools, and secondary structures are built without permits), construction quality is highly variable (without professional oversight, defects in framing, waterproofing, and MEP systems are routine), and tropical climate accelerates deterioration (moisture, insects, and UV exposure damage materials much faster than in temperate climates).

A PDC inspection report gives you an independent, engineering-based assessment of the property's condition — before you commit to purchase or before you commit to a renovation budget. Our inspection team is licensed under the Home Inspector Licensure Board (HILB) — the official licensing body operating under the North Carolina Office of State Fire Marshal (NCOSFM). We use professional inspection software to deliver detailed, photo-rich digital reports in the same format expected in any US real estate transaction, giving you complete, documented clarity before you sign.

When to Inspect
The ideal time for a pre-purchase inspection is after the purchase agreement is signed but before the due diligence period expires — giving you the right to renegotiate or withdraw based on inspection findings.

Why It Matters

Construction quality in Costa Rica varies dramatically. Structural issues, water infiltration, electrical non-compliance, and mechanical deficiencies are common in the resale market — and invisible to the untrained eye. A US-certified inspection gives you a complete, documented picture of what you're actually buying before you commit.
