Full project management for design, construction drawing development, building permits, construction bidding & contracting, and brand coordination for the Residence Inn by Marriott at Playa Flamingo — later transformed into an Autograph Collection hotel by Marriott International. Includes all approvals by Marriott LATAM offices and LEED Silver Certification.
Site analysis, development plan and master plan for a 287-hectare coastal property. The program includes 4 beach hotel resorts, a Residents Sport Club, two Beach Clubs, an Equestrian Club, multiple restaurants and bars, 310 condominium units, and 250 single-family lots — one of the most comprehensive master planning engagements in Guanacaste.
309-hectare Pacific resort master plan (2011) located between Playa Matapalo and Playa Mojagua. The program includes 231 parcels, 195 single-family lots, 3 hotel sites, 10,702 linear meters of roads, 2 beach clubs, and an equestrian club. PDC delivered full master plan, land use planning, road network design, water and wastewater systems, environmental zoning, and beach club design.

Resort residential master plan including 159 apartments and townhouses and the Tennis & Fitness Club. Developed under LCP International S.A., the predecessor firm to Papagayo Design Center.
Master plan and urban development infrastructure design for a mixed touristic and residential condominium development in the Polo Turístico de Papagayo. The program includes a 102-room hotel, 87 residential condominium units, and 24 estate lots — with complete construction drawings for road infrastructure and utilities delivered by PDC. PDC delivering full Master Plan & Urban Design with roads and utilities infrastructure construction drawings and building permits. Includes potable water distribution system, sewage collector system & S.W.T.P., storm water drainage system, electric and telecommunications underground network.
Beachfront horizontal condominium master plan at Playa Flamingo with 16 residential lots. PDC delivered the full master plan, site analysis, land use planning, horizontal condominium design, urban development infrastructure, road network, and utilities — establishing Cantomar as one of PDC's most complete mixed-use master planning engagements on the Pacific Coast.
Large-scale horizontal residential condominium master plan near Playas del Coco (2014). The 121-hectare development includes 125 residential lots on elevated coastal terrain. PDC delivered the complete master plan, site analysis, horizontal condominium design, road network, water and wastewater systems, and full infrastructure construction drawings.
