Construction Management is the hands-on management of the construction phase on behalf of the owner. Once a contractor is under contract, PDC assumes the role of owner's representative on the ground — managing the general contractor, trade subcontractors, and major suppliers, monitoring progress against the approved schedule and budget, approving payment against verified construction milestones, controlling change orders, coordinating technical inspections of all on-site disciplines, and reporting weekly to the owner with photos and milestone updates.

Change Order Control
Change orders are the leading cause of budget overruns in Costa Rica. PDC reviews every contractor change request against the original contract scope, drawings, and BOQ before any approval is granted — protecting you from inflated claims and scope creep.

Quality Control & Compliance

PDC coordinates with the Technical Inspectors and environmental inspectors to ensure all work conforms to approved construction drawings, technical specifications, and environmental commitments. Quality control is proactive — we flag non-conformances and manage their resolution before they become expensive corrections.

Our on-site reviews verify that materials match specifications, that structural elements are executed as drawn, that MEP rough-ins are correctly positioned, and that finishes meet the standard committed in the contract. We maintain a continuous non-conformance log and track each item to resolution.

Non-Conformances Caught Late Are Expensive
A slab poured at the wrong elevation, a structural beam undersized, or a waterproofing membrane omitted — caught during construction, these are corrections. Caught after completion, they are disasters. PDC's role is to catch them during construction.
