Seven principles that decide every project we take — and every one we walk away from.

We represent you, not the building.

Every consultant on a project is selling something — their design, their materials, their hours. We sell nothing but your outcome. As your Owner's Representative, our only allegiance is to your budget, your schedule, and your intent. When those are threatened, we are the ones in the room who say so.

No detail is too small.

A misplaced setback, a missing water letter, a slab poured the day before inspection — small things sink projects in Costa Rica. We treat the one percent everyone else rounds off as the hundred percent that protects your investment.

The permit is not paperwork. It's protection.

CFIA, SETENA, the municipality — to most buyers, acronyms and delays. To us, the difference between a home you own and a fine you inherit. We navigate every institution as your representative, so what you build is legally, permanently, unquestionably yours.

We design for the tropics, not the brochure.

Salt, sun, rain, and time are unforgiving on this coast. A design that photographs beautifully but corrodes in five years is a failure we refuse to sign. We build for how the Pacific actually behaves — orientation, ventilation, drainage, and materials that endure.

On time and on budget, or it isn't finished.

A project delivered late and over budget is not a project delivered — it is a problem transferred to the owner. Our PMI-based delivery system exists for one reason: to keep your money and your calendar where they belong. Predictability is not a luxury. It is the service.

Transparency is the deliverable.

You should never have to wonder what is happening on your own project. No hidden markups, no convenient silences, no surprises at closing. We report the good and the bad with the same clarity — because trust, not the building, is what a client actually hires us to protect.

Forty-five years on one coast.

We did not arrive with the boom. Papagayo Design Center has designed and delivered on Costa Rica's Pacific Coast since 1982 — through every cycle, code change, and institution. That is not nostalgia; it is the reason nothing about building here surprises us, and why it will not surprise you either.
