Casa Finca Rio Montana is a private residence set on a rural mountain property at Finca (Hacienda) Rio Montana, in Guanacaste. The contemporary tropical design combines architectural concrete and masonry with black metal columns, pergolas and balustrades, black-framed glazing and timber handrails, stepping down its sloping site; the programme includes a main house with a companion casita and a pool house. PrendasLoria acted as project manager through design and construction documentation and ran a competitive contractor bidding process. Site zoning permits a single-family residence of up to 300 m2; the constructed area and budget files were held in cloud storage and could not be retrieved for this record.
José Pablo Ortiz led the management of every phase — Design Management, Building Permit Management, and Pre-Construction Management — during his years at PrendasLoria.

Design, engineering and construction were carried out by the project's architects, engineers and an independent general contractor. The role above is project management across the full lifecycle.
Casa Finca Rio Montana was a PrendasLoria project, managed by José Pablo Ortiz across its full lifecycle during his years there. He now brings that experience to Papagayo Design Center, where he is a partner.
