A two-story contemporary tropical residence in Guanacaste, designed and managed by PrendasLoria. The project ran from schematic design and 3D visualization through construction documents and a competitive contractor bidding process (three builder offers are on file) into construction. Renders show a concrete-and-wood palette with expansive glazing, deep cantilevered roofs, and a pool terrace with seamless indoor-outdoor living. Area and budget workbooks were present in the record but cloud-stored and unreadable, and no location document was recoverable on disk.
José Pablo Ortiz led the management of every phase — Design Management, Building Permit Management, Pre-Construction Management, and Construction Management & Project Closeout — during his years at PrendasLoria.

Design, engineering and construction were carried out by the project's architects, engineers and an independent general contractor. The role above is project management across the full lifecycle.
